We know that there’s already enough to think about without the added pressures of finding a buyer for your old property.
That’s why we’re here to make that process smoother, by taking on the job for you – removing some of the stress and costs that come with moving and letting you focus on the future in your new Legal & General Homes property.
Through Assisted Move, we work with independent estate agents to value your property, get it on the market and find you a buyer in 4 to 6 weeks.
This ensures that you can secure the new home you want without delay, and you can relax in the knowledge that your agent fees are covered by Legal & General Homes.
Let us know that you're interested in Assisted Move and we’ll instruct three estate agents in your area to carry out a valuation of your current home.
Using these valuations, we’ll agree a selling price with you, at which point we’ll hold your favoured Legal & General Homes property for you. You only need to pay half the usual reservation fee at this point.
The estate agents will then be tasked with selling your home for this price, in the set timeframe. You’ll get weekly progress reports, including feedback on viewings, so you can be sure it’s being marketed properly
Once a buyer has been found for your home, you can pay the remaining 50% of the reservation fee for your dream Legal & General Homes property. When the big moment comes and you’ve completed on both homes, we’ll pay the estate agent fees.
If a suitable buyer is not found during the agreed reservation period, we will talk to you and agree whether to extend the period or end the reservation and refund your deposit in full.
Assisted Move is only available on selected Legal & General homes subject to our discretion. We have the right to refuse your application for the Assisted Move service.
We will only accept an Assisted Move reservation in the absence of a cash purchaser.
Geographically, we will only consider an Assisted Move reservation if the sale of your existing property can be easily managed from a Cala Homes regional office location.
You agree to Cala Homes appointing an estate agent to market and sell your existing property. Whilst we will consult with you, the terms of that appointment (including the choice of agent and the list price) will be at Cala Homes’s discretion.
You agree to allow the appointed agent to market your home and arrange viewings by appointment, at reasonable times. You agree not to instruct another agent during the period that your Assisted
Move reservation is active and, if you have an existing contract with an agent, you agree you will dis-instruct that agent. Cala Homes will not be liable for any related cancellation fees.
The buyer of your existing property must be able to exchange within a period of 28 days from the date their offer is accepted. If no acceptable offer is received within the temporary reservation period, we reserve the right to re-market our available plot.
The Assisted Move service cannot be used with any other incentives or purchase services unless we specifically agree at the time of reservation.
Agent fees, home report costs (where applicable) and the contribution to removal fees will be payable on legal completion of your new Legal & General home provided the sale of your existing property is achieved through the agent agreed and within the agreed timescales.
